Allergenic and toxic molds are mutating and evolving much like the viruses in our world today. There is a new generation of molds that are more aggressive, more allergenic, and more toxic than ever before. This new generation of molds are affecting an increasing percentage of our population as more adults and kids are being diagnosed with Respiratory and Immune compromised illnesses than ever before.

The main issue surrounding these unhealthy molds is the fact that they are rapidly growing and spreading into our vacation homes and condos. Adding to this problem is that maintenance technicians and management of these properties are completely caught off guard by this mold invasion.

For example, the heating and air conditioning systems (HVAC) and related ductwork are not being cleaned and sanitized yearly or in most cases, if ever. Yes, filters are being changed but the evaporator coils and fans inside the HVAC units are choked full of debris and unhealthy bacteria from the air passing through the units.

The debris in turn becomes a petri dish and breeding ground for the molds and even flu viruses like the COVID-19. Adding to the problem is the HVAC, ductwork, and air registers all capture (condense) and collect the warm moist air from the Gulf each time occupants open the patio doors and windows to enjoy that fresh ocean breeze. In other words, the dirt and grime build up inside the heating and a/c units trigger a mold problem which spreads into the duct work which is further exasperated by the moist air from the beach.

Why You Should Care This is a vicious cycle that is well established in the vast majority of vacation homes and rentals along the Gulf Coast. Unfortunately, once the mold contamination is established, traditional cleaning of the
heating and a/c units are no longer effective and, in most cases, will actually make the situation worse and the indoor environment even more unhealthy for occupants.

This situation if unaddressed becomes quite expense for the owners and in some cases even the management companies themselves. Renters find themselves going home sooner than expected because of asthma attacks, migraines and related respiratory issues caused by the poor air quality.

Management companies and their reservation staff don’t always here the complaints, but these people just don’t want to spend the money to come back to that property or to the beach at all because its so hard to find a property without a mold issue.

Owners feel the brunt of the mold issue because mold literally destroys everything in its path over time. The useful life of the heating and air conditioning systems are literally cut in half. Interior painting is
required more often to keep the units looking fresh. Furniture, carpet, drapes, bedding, and mattresses become contaminated and need to be replaced sooner than normal. Properties contaminated with mold, smell of musty odors and have dingy furnishings invaded by mold typically sell for less that healthy
properties.

Project Scope
We are working closely with property management companies, realtors, agents, owners, and investors to create a network of safe and healthy properties. A network of vacation condos and homes that are continuously maintained and treated to reduce the spread of mold, viruses, odors and allergens so both
renters and owners can enjoy a safe and healthy time at the beach.

The project is broken into two groups:
1) Vacation Homeowners where family and friends are typically the only users and they have family members with respiratory or compromised immune systems…or other health issues. We are organizing a minimum of 100 vacation homeowners that would like to participate and are willing
to let us document the mold removal and prevention process, establish baseline and follow up testing yearly, ongoing maintenance for prevention, including a mold prevention warranty as well as feedback from occupants, including testimonials.

Bottom Line: We are creating a statistically significant group of properties (100+) to document that it is possible to create and maintain safe and healthy vacation homes for the family for less or near the same money they are currently spending each year on their property.

2) The second group is focused on Owners and Investors that primarily rent their properties.

Bottom Line: We are organizing this second group of 100+ properties as a network of safe and healthy properties that can be rented by those families with health issues or are concerned about the Covid virus. We are documenting that these properties can be created and maintained for less or near the same money currently being spent each year.

We are also documenting that these safe and healthy properties can be effectively marketed to a specific niche in addition to their normal renters for a slight premium of 10%-15%. In addition to slight increase in rental rates we anticipate higher occupancy rates, improved reviews, more referrals and even a higher property valuation upon sale.

In closing, the documented results of this project will be shared anonymously with property management companies and other stakeholders to spur more awareness and action so a larger percentage of vacation homes and rentals will be converted into safer, smarter and healthier properties
along the gulf coast.
